Position Summary

The Marketing Manager (Homes) will report directly to the Vice President, Marketing & Communications – Calgary. As the Marketing Manager, you will be responsible for the development and implementation of strategic briefs and integrated tactical plans that assure the successful launch and ongoing performance of Homes Division projects actively marketing in Calgary. This includes securing consumer insights research, providing strategic direction for advertising and promotions, creating on-brand customer experience at the Point of Sale, setting/adhering to annual project budgets and building relationships with internal and external partners. This position has 3-5 direct reports.

Key Duties And Responsibilites

  • Develop a full mastery of Brookfield’s active Calgary housing projects, their related brands, USPs and market positioning;
  • Leverage consumer insights, competitive research and consultation with internal subject matter experts to create insightful strategic project briefs for all active projects;
  • Support new research initiatives;
  • Ensure the internal marketing team and key external vendors maintain a high level of brand understanding throughout the life of projects;
  • Primary Brand Ambassador – provide oversight for brand in advertising/media and lead culture of who we are/want to be – differentiation in the market;
  • Lead through others/collaborative teams to bring strategic briefs to life and create integrated tactical plans (including Research, PR, Internal Communications, Digital, Advertising, Point of Sale) for each active housing project;
  • Provide day to day oversight to the Marketing Leads (Production and Luxury/Infill) to ensure advertising creative and promotional activities are brand-appropriate and consumer focused;
  • Oversee Point of Sale: collateral, directional signage, show home and sales centre furnishing (day to day management of Marketing coordinators done by Marketing leads);
  • Provide day to day oversight to Graphic Designer;
  • Develop and report on ROI metrics associated to each brands’ key performance indicators (i.e. awareness, reach, traffic, sales) to assure successful launch and sustained performance of real estate projects;
  • Support the VP in the creation and presentation of annual strategy presentations and associated budgets to senior management;
  • Support the VP in receiving feedback and championing new marketing strategies, technology to execute;
  • Support content strategy;
  • Drive day to day priorities to meet sales targets;
  • Monitor and report on integrated project budgets on a monthly basis;
  • Attend and participate in all relevant management and tactical meetings and discussions;
  • Lead through others and support team development through coaching and sharing of expertise and information

Qualifications & Requirements

  • Post-secondary degree in Marketing, Advertising or Public Relations
  • Seven to ten years of marketing experience
  • Previous experience in real estate or new home construction is required
  • Strong computer application skills with proven proficiency in MS Office
  • Strong verbal and written business communication skills
  • Proven experience with market research and brand management principles
  • Excellent people and relationship skills

  • Previous experience setting and managing budgets
  • Proactive and creative problem solving skills
